chatGPT活用術 ～ テンプレートを作成する

アメリカ不動産投資におけるchatGPTの活用方法についてお伝えしています。

どこの会社でも同じだと思いますが、情報化社会においてメールの活用はごく日常となった今、社外に出すメールに対して提携のテンプレートは用意されているものだと思います。

定期的に使われるだろうテンプレートの種類としては

• イベント招待状
• ニュースレター
• お礼メール
• 請求書
• 問い合わせ
• アポイントメント確認
• フィードバック

等の様々なものがあり、テンプレートがあるからこそ、大幅に時間が削減できるわけです。

そしてこのようなメールテンプレートの作成もまた、chatGPTが得意とする分野と言えます。

この点をアメリカ不動産投資に活用する場合、投資家目線で必要なテンプレートとしては下記のようなものが挙げられます。

• 物件調査の依頼
• 物件の価格交渉
• 物件購入手続き依頼
• 物件管理依頼
• 賃料の支払いリマインダー
• トラブルや修理に関する報告
• 不手際に対するクレーム

等が考えられます。

例えば価格交渉の場合、

「自分のオファー$350,000に対し、売主から$380,000」

「こちらから、どのようなカウンターオファーを出すべきか」

という問いに対し、下のような答えが返ってきました。

とても丁寧な文章で、カウンターオファー価格として丁度真ん中の$365,000を提示しています。

内容は多少の修正を加えればよいと思いますが、テンプレートとして十分な内容です。

また自己管理をする場合、賃料の支払いの遅延に対するメールテンプレートの場合はどうでしょうか。

chatGPTに依頼すると、

Dear [Tenant's Name],

I hope this email finds you well. I am reaching out to you today regarding the rent payment for your [property address]. According to our records, the rent for [month(s) in question] is currently outstanding.

As a reminder, rent payments are due on the [due date] of each month, and unfortunately, we have yet to receive your payment for the current month. このように、一瞬で非常に丁寧なテンプレートを書き上げてくれました。

「AIに出来ることはAIに任せる」

正にそんな時代が到来しているようです。
